LAKEMONT SHORES, EUCHA, OKLAHOMA

Several months ago, I contacted the Lawyer who is the Receiver of Lakemont Shores P.O.A.  The P.O.A still exists.  There is still a Board.  The office is closed because there are no funds to pay employees, no stamps to send out membership due payments.  You still owe membership fees and should still pay them. We wanted to buy the property next to ours, but the Lawyer doesn't recommend it.  You could buy it, but you would have to pay back taxes and go through costly fees. It would be a big costly mess. The place is very run down.  No employees to mow and keep up the facilities or roads. We haven't been to our property in a long time. Last time we went it was flooded and very overgrown.  The overgrown part is our fault.  We do not have a tractor or brush hog to clean up our property. We have weed eated a time or two just a spot to sit on. We have also cut down some trees.  But if the roads aren't kept up or the bath houses are closed, what is the use.  It is sad to see the place so run down.  I have never figured out how to get to the other divisions than my own to look around the properties that are lived on or have cabins there.  No one to show what roads to take or offered to be taken to those other divisions. The only time we asked about a property we were given a map and told to find it for ourselves.  That was before everything was shut down.  I have no idea if the P.O.A is still in court being sued for funds they do not have. I see no way out of the big mess the ones in charge caused to happen.  Not paying taxes, but saying they were paid as well as illigal logging on properties owned by the P.O.A. with the P.O.A. not getting any of the funds.  Those are the ones who should be held responsible. The leadership.  But what can I a property owner do to fix the mess and get employees back to fix stuff up and usable again?  The ones like my husband and I, have a property we can hardly get to because of bad roads and no facilities to use since we have not built on our property.  Who would want to buy it, if we decided to sell?  Property Owner in Lakemont Shores.

Hello, its me Starlight again.  I was looking back over old posts here on my blog and realized I don't think I have mentioned anything more about the Lakemont Shores POA on Grand Lake in quite some time.  I don't have any "news" to share. The last I heard the defunct P.O.A. was still in court over lawsuits.  Lakemont Shores P.O.A. did go into Receivership about 3 years ago.  I was told the property Lakemont Shores still owns was being sold for a fraction of what it was worth to pay for the lawsuits against the P.O.A.  There is no longer a P.O.A.  We still have to pay property taxes on the property we own.  The office has been closed.  There is no one to contact for questions about what is going on.  We no longer get billed membership fees.  No upkeep on the roads, no rules to keep the place nice.  The only part I like about all of this is we can now move in a mobile home or build a small cabin and it not have to be any certain size or finished by a certain time.  Whatever you build or move on to your property should still look nice, not trashy.  The property that is lived on or camped on the weekends or summer should be kept up. The P.O.A. was mowing road ways, now that isn't even being done.

Hello today is Thursday October 19, 2023.  It would be great if someone with information of what is going on with Lakemont Shores POA  would greatly be appreciated.  The POA does still exists even though the club house and office is closed and has been for quite some time.  It had become a very trashy looking place. The boat docks, marina, camping grounds and cafe have been bought by someone and they are fixing it up.
I contacted the Lawyer who was appointed the job of Receivership to see what was going on there.  He informed me that the Lakemont Shores Property Owners Association still exists.  Still in court over lawsuits.  Is bankrupt.  I asked when the court cases would be over and I was informed not until someone steps up and becomes responsible to get it all settled.  No one is going to use their own money to settle something that was caused by the leadership.  We are still suppose to pay membership fees.  What for????  Office and Club house closed and run down.  Roads not kept in good shape or the grass mowed. No employees, no money to pay for salaries.  Everyone comes and goes as they please and moves in what they want since nothing is enforced or can be with no employees.  There is no need for rules and a POA to regulate anything.  Rules cannot be enforced and no amenities offered for fees to be charged for up keep.  We might as well own land in the middle of nowhere with no restrictions.  The POA should no longer exist.  There should no longer be a board to answer to.  I was told to look into my deed and my rights about my property.  In this situation the POA isn't the same as a HOA.  If you have a deed to your property, it is yours and the POA cannot come in and take it away from you because you don't follow the rules. I have no clue how to get this resolved. Since the POA is broke and has nothing special to offer the people who own their property, we should be able to build on the property any size of construction and finished in our time.  There shouldn't be any restrictions on whether we build or move in a prefab or mobile home.  We don't want the land around us to look trashy and run down, but what can you do about it?  Any suggestions?  Or any one willing and have the time and money to look in to the situation???
